Cebu Landmasters, Inc. (CLI) is expanding its footprint beyond residential development with the launch of Radisson RED Cebu Mandaue, the first Radisson RED property in the Philippines, in a move that also underscores the growing convergence of real estate, hospitality, and digital-first experiences.

Developed through its hospitality arm, CLI Hotels and Resorts, the ₱1.99 billion project introduces a globally recognized lifestyle hotel brand into Cebu’s fast-evolving urban landscape — all while strengthening the company’s recurring income strategy.

The 144-key hotel is located within Astra Centre, CLI’s mixed-use development along A.S. Fortuna Street, placing it within close proximity to Cebu IT Park, Cebu Business Park, and Mactan-Cebu International Airport.

Lifestyle hospitality meets digital-first expectations

At the heart of the Radisson RED Cebu Mandaue lobby, a life-sized jeepney installation serves as a distinctive focal point.

While positioned as a lifestyle hotel, Radisson RED Cebu Mandaue reflects broader shifts in the hospitality sector, where guest expectations increasingly mirror both fintech and digital platform experiences — seamless, connected, and personalized.

Rooms are equipped with high-speed connectivity and streaming-enabled TVs, catering to a new generation of travelers who prioritize digital convenience alongside physical comfort. The property also integrates flexible spaces designed for hybrid work and social interaction, aligning with the evolving “work-from-anywhere” culture.

This digital-first approach parallels trends seen across fintech and proptech, where user experience and accessibility are becoming central to service delivery.

“Bringing Radisson RED to Cebu marks the entry of a globally recognized brand into a market with strong and growing demand,” said Mathias Bergundthal, First Vice President for CLI Hotels and Resorts. “This reflects our focus on well-located, thoughtfully designed developments that respond to evolving and diverse travel and lifestyle needs.”

Expanding recurring revenue streams

The opening marks CLI’s fifth operational hotel and forms part of a broader strategy to diversify revenue streams beyond property sales — mirroring how fintech firms are increasingly building ecosystem-based, recurring income models.

Radisson RED Cebu Mandaue joins CLI’s growing hospitality portfolio, which includes Citadines Cebu City, lyf Cebu City, The Pad Co-Living, and Citadines Bacolod City. Collectively, these developments contribute to a pipeline of 10 hotels with 1,719 keys, of which 827 are currently operational.

The shift toward hospitality and serviced living spaces reflects a wider industry trend: blending real estate assets with service-driven, technology-enabled offerings that generate steady, long-term returns.

Integrated urban developments as growth drivers

Situated within a mixed-use environment, the hotel benefits from built-in demand generated by nearby residential, retail, and office components — an approach increasingly seen as a hedge against cyclical real estate markets.

On-site amenities include OUIBAR+KTCHN, a Mediterranean-inspired restaurant, RED Deli for takeaway options, and The RED Deck poolside bar. The property also features a fitness center, spa, swimming pool, and flexible event spaces such as The Studio, The Loft, and the RED Room.

A standout design element is a life-size jeepney installation in the lobby, blending local cultural identity with the brand’s global aesthetic.

Pipeline signals continued expansion

The rooms are thoughtfully equipped with practical comforts such as high-speed internet, streaming-enabled TVs, and essential in-room amenities.

CLI said it sees continued opportunities to scale its hospitality business across Visayas and Mindanao, with upcoming projects including Mercure Cebu Downtown and Citadines Paragon Davao.

“Radisson RED Cebu Mandaue strengthens our presence in the region as we expand our hospitality portfolio alongside urban growth,” Bergundthal said.

As Philippine cities continue to urbanize, developers like CLI are increasingly adopting strategies that resemble fintech models — focusing on recurring revenue, integrated ecosystems, and user-centric experiences.
