CLI lifts 9-M profit to ₱3.1B as digital payments, strong housing demand power VisMin growth

Cebu Landmasters, Inc. (CLI) continued its steady growth trajectory in 2025, posting a consolidated net income of ₱3.1 billion for the first nine months of the year — a 6% increase from the same period in 2024 — as demand for housing in the Visayas and Mindanao (VisMin) regions remained resilient and more buyers embraced digital payment channels.

At a recent media briefing led by Chief Operating Officer Jose Franco Soberano and Chief Finance Officer Grant Cheng, the company also reaffirmed its position as the No. 1 developer in VisMin, capturing an 18% residential market share, according to the 2025 Colliers Philippines Real Estate Market Study.

Total revenues reached ₱14.3 billion, up 2% year-on-year, anchored by solid property sales and a significant 72% surge in recurring income, driven by new hotel openings, higher occupancy rates, and stronger rental demand.

Digital payments supporting record-high reservation sales

A key highlight of the period was CLI’s 27% jump in residential reservation sales, reaching ₱19.3 billion.

Company executives noted that part of this growth was fueled by the broader adoption of digital payments and online reservation systems, which have made it easier for buyers — especially OFWs and regional clients — to secure units remotely.

CLI’s digital reservation portals and partnerships with e-wallets and online banking platforms have simplified property transactions, accelerating take-up for major projects such as One Manresa Place in Cagayan de Oro and Casa Mira Homes Gensan, which both logged strong absorption rates in the second and third quarters.

“Real demand in VisMin’s growth cities continues to strengthen, supported by easier access to property purchases through digital channels,” said Jose Soberano III, Cebu Landmasters Chairman and CEO. “Our diversified portfolio allows us to deliver steady returns while building communities that retain long-term value.”

Recurring income expands as hospitality and leasing turn digital

CLI’s push into hospitality and leasing also paid off, with recurring income rising 72% compared to last year. Hotel revenues surged 101%, fueled by improved travel activity and digital booking integrations across the company’s hospitality brands.

Rental income, meanwhile, increased 49% thanks to newly leased commercial spaces and the adoption of digital invoicing and cashless payment systems that improved tenant collections and operational efficiency.

These recurring income streams are central to CLI’s strategy of creating a more balanced, tech-enabled business model, reducing reliance on purely residential sales.

CLI: Robust balance sheet and expanding landbank

As of September 30, CLI’s total assets grew 18% to ₱128.7 billion, backed by project completions and targeted land acquisitions. The company’s landbank expanded to 188 hectares, including a newly secured 79-hectare township site in Liloan, Cebu, which will integrate residential, commercial, and leisure components supported by smart development features.

CLI now has 131 projects across VisMin — 102 residential, 10 hotels, and six office properties — underscoring its position as a full-spectrum real estate player.

Operational resilience amid natural disasters

After an earthquake and Typhoon Tino affected parts of Visayas and Mindanao earlier this year, CLI activated emergency protocols across its sites and coordinated with local governments to ensure safety. Inspections confirmed no major structural damage and operations quickly normalized.

The company also extended relief assistance to affected areas, reinforcing its “people-first” commitment to regional communities.

Industry recognition and governance leadership

CLI continued to receive strong industry recognition, including multiple top awards at the 2025 PropertyGuru Philippines Property Awards and a two-Golden Arrow rating from the Institute of Corporate Directors (ICD) for its corporate governance practices. The People Management Association of the Philippines (PMAP) also named CLI the 2025 Distinguished Exemplar – Employer of the Year.

“Each phase of our growth is tied to real needs on the ground,” Soberano said. “We invest in projects that uplift Filipino families, backed by integrity, discipline, and the commitment to deliver well.”
